Local homeowners are at a HUGE risk of getting sued…

…and most don’t even know it!

Hi, this is Eva Lin, Broker-Owner at Lin Realty Group here in Pasadena.

I’ve noticed a deeply concerning pattern with some local contractors.

You NEED to be aware of this if you’re considering a remodel.

📈 Housing demand is off the charts right now.

That means contractors have never been busier and their fees have never been higher.

I certainly don’t fault contractors for this BUT…

…some contractors are maximizing their profits by cutting corners on their Worker’s Comp insurance policy.

Recently I’ve been interviewing contractors for a remodeling project at my own house.

😲 It’s shocking how many don’t carry the proper insurance!

WHY SHOULD HOMEOWNERS CARE?

Although Worker’s Comp policies are notoriously expensive for contractors…

…they’re critically important for all parties involved.

Construction is dangerous work and people get injured all the time.

According to CA law, if an employee is injured on the job then they’re entitled to:

✅ Medical care to treat their injury

✅ Temporary or PERMANENT disability payments

✅ Payment for job retraining, if needed

If the contractor you hire doesn’t carry worker’s comp insurance…

…then YOU, the homeowner, will be on the hook for all these expenses!
Prepare to hire a lawyer!

The same applies for any subcontractors that your general contractor hires.

You are ultimately responsible for their workers too!

💰 An ambulance ride to the hospital alone costs thousands of dollars…

…so you can just imagine how expensive it’ll be if a worker gets seriously injured on your property.

WHAT SHOULD YOU DO?

Be sure to require that your contractor provides you with a valid insurance certificate.

🔎 This will allow you to verify their Worker’s Comp coverage status.

Also, have the contractor provide insurance certificates for ALL subcontractors they’re hiring.

It’s only acceptable for a contractor or a sub NOT to have a policy in one very specific situation.

They are “exempt” if they work completely alone (with no hired help).

But, for a project of any significant size, it’s almost impossible for a contractor to work alone.

In addition to Worker’s Comp…

…it’s also critical that your contractor has a General Liability policy.

This is what protects you if they do damage to your home or perform faulty work.

🤔 While contractors who don’t carry the proper insurance are likely to charge less…

…it’s a huge liability you’re assuming when you hire them.

Better to be safe than sorry is my advice.
